New boiler installation in Lewes

Combi, system and regular boilers from Worcester Bosch, Vaillant, Viessmann, Ideal and Baxi, sized for your home and fitted by a local engineer.

A new boiler should last 12 to 15 years, so it is worth getting the details right: the right type, the right size and an installation that meets the current rules. This page covers the boilers I recommend, how to size one, what Lewes’s hard water and conservation areas mean for your installation, and what it should cost.

I’m Ant. Positive Plumbing and Heating is just me, so the person who surveys your home and quotes for your boiler is the same person who fits it.

Combi, system or regular?

Which type suits you depends on how many bathrooms you have, how often two taps or showers run at once, and whether you have room for a hot water cylinder.

Type How it works Suits
Combi Heats water instantly from the mains. No cylinder and no tanks in the loft. Flats and houses with one bathroom and decent mains pressure.
System Heats a stored cylinder of hot water. No loft tanks. Homes with two or more bathrooms, or busy households where showers overlap.
Regular (heat-only) Works with a cylinder and cold water tanks in the loft. Older homes keeping their existing tanks, or where mains pressure is poor.

Converting from tanks to a combi frees up the airing cupboard and loft, and plenty of people are glad they did it. It is the wrong move if your mains flow is weak or two showers regularly run together. I measure your mains pressure and flow rate before recommending a combi.

The boilers I recommend

These are the ranges that UK heating engineers consistently rate for reliability, parts availability and after-sales support. All are A-rated condensing boilers.

Boiler Types Combi sizes Guarantee Good for
Worcester Bosch Greenstar 4000 Combi 25, 30kW 7 years standard, 8 with a Greenstar filter, up to 10 when fitted by a Worcester Accredited Installer Typical two and three-bedroom homes wanting a premium name. Clear colour display.
Worcester Bosch Greenstar 8000 range Combi, system Higher outputs 8 years standard, 10 with a filter, up to 12 through an accredited installer Larger homes and buyers who want Worcester’s top model.
Vaillant ecoTEC plus Combi, system, regular About 25 to 40kW 5 years standard, up to 10 through Vaillant’s Advance installer network Very wide modulation range, so it runs efficiently at low output. Quiet.
Vaillant ecoFIT pure Combi, system, regular Compact range Varies by model Kitchen cupboards and flats where space is tight.
Viessmann Vitodens 100-W Combi, system 26, 30, 35kW 7 years standard, extendable on some models Stainless steel Inox-Radial heat exchanger. The 050-W is the budget version and the 200-W adds weather compensation.
Ideal Logic Max Combi, system, heat-only 24, 30, 35kW Up to 10 years if registered within 30 days and serviced every year Best value from a major brand. Parts are easy to get.
Ideal Vogue Max Combi, system Up to 40kW Up to 12 years through Ideal’s Max installer scheme Strong hot water flow from the C40 for larger homes.
Baxi 800 Combi, system, heat-only 24, 30, 36kW Up to 10 years when registered, fitted with the supplied filter and serviced yearly Tighter budgets. Its condensate trap is pre-heated, which makes it less likely to freeze in a cold snap.

Most of the longest guarantees depend on three things: registering the boiler, fitting a magnetic system filter and having it serviced every year. Some also need a manufacturer-accredited installer. Guarantee terms change from time to time, so I confirm the exact cover for your boiler in your written quote.

A well-installed Ideal will outlast a badly installed Worcester. Brand matters less than the size, the system clean and the annual service.

What size boiler?

Bigger is not better. An oversized boiler cycles on and off, wears faster and wastes gas. For a combi, the number that matters is hot water flow: how many litres a minute reach your shower.

Your home Usual choice Hot water flow
1–2 bedrooms, one bathroom 24–30kW combi About 10–12 litres a minute
3 bedrooms, one bathroom 30–35kW combi About 12–14 litres a minute
3–4 bedrooms, two bathrooms 35–40kW combi, or system boiler and cylinder About 14–16 litres a minute
4+ bedrooms, several bathrooms System or regular boiler with an unvented cylinder Limited by the cylinder, not the boiler

A combi can only deliver what your water main supplies. A 40kW combi on a weak main will not give a better shower than a 30kW one, which is why I measure the flow at your kitchen tap before quoting.

Boilers in Lewes homes

Hard water

Lewes water comes from the chalk of the Downs and is hard. In a combi, limescale builds up in the plate heat exchanger that heats your hot water, and over a few years that shows up as lukewarm or fluctuating showers. Building Regulations guidance calls for scale protection on combi boilers where water hardness is over 200 parts per million, and in Lewes it usually is, so a scale reducer should be on your quote.

Flues in conservation areas and listed buildings

Much of central Lewes is a conservation area, and the town sits inside the South Downs National Park. In those areas, a new flue on a wall or roof facing the road is not covered by permitted development, so if a boiler is moving to a front wall, planning permission may be needed. Replacing a boiler in the same position, with the flue on a side or rear wall, normally needs nothing. Listed buildings need listed building consent for a new flue. I check this during the survey.

Older terraces

Many of the town’s Victorian and Georgian terraces still have the boiler in the kitchen or a back addition, with long pipe runs to the front rooms. Moving it is often possible, but the gas pipe may need upgrading and the flue route has to be checked carefully against neighbouring windows.

What a replacement boiler must include

Since 2018 (Boiler Plus) and 2022 (Part L), replacing a gas boiler in England comes with minimum standards, and manufacturers add their own conditions for the guarantee. When you compare quotes, check that each one covers the list below, because leaving items out is the easiest way to cut a price.

  • An efficient boiler: at least 92% ErP efficiency.
  • Time and temperature controls.
  • For a combi, one extra efficiency measure: weather compensation, load compensation, a smart thermostat with automation and optimisation, or flue gas heat recovery.
  • Room-by-room temperature control: in practice, thermostatic radiator valves on every radiator except the one in the room with the main thermostat.
  • A clean system: flushing the old system and fitting a magnetic filter, which manufacturers also need for their guarantees.
  • Scale protection for combis in hard water areas like Lewes.
  • A frost-proofed condensate pipe: where it runs outside, it should be at least 32mm and insulated, so it does not freeze and lock the boiler out.
  • Building Regulations notification by the Gas Safe engineer. You should receive a Building Regulations Compliance Certificate in the post a few weeks later.
  • A completed Benchmark checklist and the manufacturer’s guarantee registration.

Gas boilers must be fitted by a Gas Safe registered engineer. Ask to see the engineer’s Gas Safe ID card and check the back shows they are qualified for domestic gas boilers.

What a new boiler saves

Ofgem’s typical household uses about 11,500kWh of gas a year. If your current boiler is around 70% efficient, which is common for boilers from the early 2000s, a new 92% efficient boiler would cut that by about a quarter. At the October to December 2026 price cap of 7.97p per kWh, that is roughly £220 a year.

You can save more by turning the boiler’s flow temperature down. A condensing boiler only condenses, and so only reaches its rated efficiency, when the water coming back from the radiators is cool enough. Running the radiators at around 60°C rather than 75°C or more lets it do that for most of the year.

What a new boiler costs

I give a written quote after a visit. As a guide, these are typical prices for a fitted boiler in the UK in 2026:

Job Typical UK price, fitted
Like-for-like combi swap, mainstream brand £2,000–£3,500
Premium combi (Worcester 8000, Vaillant ecoTEC exclusive) £3,000–£4,500
System or regular boiler replacement £2,400–£5,000
Converting a tank-fed system to a combi £2,300–£5,700

Moving the boiler, a vertical flue through the roof, upgrading the gas pipe from 15mm to 22mm, adding TRVs or replacing radiators all add to the price. These are national guide figures, not my prices.

Are gas boilers being banned?

No. You can still replace a gas boiler in an existing home, and nobody has to remove one that works. The Future Homes Standard means most new-build homes in England will have heat pumps instead of gas boilers from 2027, but it does not apply to replacing the boiler in your home. If you are curious about moving away from gas, my heat pump guide covers the grants and running costs.

Boiler installation FAQs

How long does it take to fit a new boiler?

A like-for-like combi swap is usually done in a day. Converting from tanks to a combi, moving the boiler, or fitting a system boiler with a new cylinder usually takes two days, sometimes three.

When is it time to replace my boiler?

Most boilers last 12 to 15 years. It is usually time when the boiler is past 12 years and breaking down more often, when parts become hard to find, or when a repair would cost a large share of a new boiler.

Does my combi need a scale reducer in Lewes?

Yes. Lewes has hard water, and Building Regulations guidance calls for scale protection on combi boilers where hardness is above 200 parts per million. Without it, limescale builds up in the hot water heat exchanger and showers become unreliable.

Do I need planning permission for a new boiler flue?

Usually not. In a conservation area or the South Downs National Park, which covers Lewes, a flue on a wall or roof facing the road needs permission, and listed buildings need listed building consent. Replacing a boiler with the flue in the same place, or on a side or rear wall, normally needs nothing.

Can I move my boiler?

Usually, yes. Common moves are from a kitchen into a utility room, loft or garage, or out of a bedroom cupboard. It adds time and cost because the gas, water and condensate pipes and the flue all need rerouting.

Do I need a powerflush?

Not always. Most systems need a chemical flush and a magnetic filter. A powerflush is worth it when radiators are cold at the bottom, the water is black or the system is heavily sludged. I check before recommending one.

What paperwork should I get?

A completed Benchmark checklist, the manufacturer’s guarantee registration and a Building Regulations Compliance Certificate, which arrives by post after the Gas Safe engineer notifies the installation. Keep them together. You will need the certificate when you sell the house.

Which boiler brand is most reliable?

Worcester Bosch, Vaillant, Viessmann and Ideal are all highly rated by engineers, and Baxi is good value. The installation and an annual service make more difference to how long a boiler lasts than the brand.
